Project Boundary
The project boundary of Wigmore Yard includes the open plan office spaces on the Basement, Ground, First, Second, Third and Fourth floors. The boundary also includes the reception and breakout areas on the Ground Floor. At time of writing, it is envisioned that a single tenant will be occupying the building, so all spaces associated with their lease have been included within the project boundary. Ground Floor: The project boundary on the ground floor has been drawn to include both the occupied areas including the Reception, Breakout and the Office spaces. In addition, the project boundary covers spaces which will be used as part of the day-to-day tenant operation including: the WCs, toilet lobbies, and the corridors. The corridors on this floor are connected to both the atrium and the stairwell without divisions therefore these spaces are included within the boundary. Risers and the lift space have been excluded as they aren't relevant to the buildings day to day operation and will also fall under the landlord's demise. First, Second, Third, Fourth Floor: The project boundary on this floor has been drawn to include the open plan office space as the only occupied space, along with the corridor, WC lobby and WCs. On these floors the Atrium, Lift, Risers and Cleaners Cupboard have been excluded from the boundary as they are distinct spaces from the occupied spaces and don’t have an impact on the day-to-day operation. Basement Floor: The boundary on the basement floor includes the open plan office space as the only occupied space, with both the lobby, toilet lobby, stairwell and WCs. The stairwell is included as the toilet lobby is not separated from the stair well by a partition or door. Spaces excluded from the boundary, include the comms room, lift, stores, plant room, cycle store, amenities lobbies, lockers, drying room, changing rooms and showers. These are excluded as these spaces don’t fall under the tenant’s demise.
