Vanke (V-Capital) completes first RESET Air Certified tower in Shanghai.

November 1st, 2018. Shanghai Central Plaza by V-Capital (Vanke) has been awarded RESET™ Air Core & Shell Certification as of October 1st 2018. This makes it Shanghai’s first RESET™ Air Core & Shell certified project under version 2.0, which was released earlier this year. The certification applies for the office area of the building. 

Central Plaza is a noteworthy example of an existing building undertaking RESET Certification. The building began its upgrade in March of 2018 under a comprehensive sustainability program, including a retrofit of its mechnanical systems to meet the RESET™ Air Standard. It is also the first project in Shanghai to be awarded LEED O+M v4 Gold using the Arc Platform.

 

Shanghai Central Plaza is a Grade A building owned by Vantage Capital (V Capital), a real estate investment fund established by Chinese residential property giant Vanke. It was originally designed by Wong & Ouyang, a Hong Kong based architecture firm. Construction on the 38-story tower began in 1998 and was completed a year later. It is located in Huangpu District, adjacent to People's Square. With 472,000 square feet of best-in-class offices and retail space in the heart of Puxi, Central Plaza has been home to multinationals and retailers for nearly two decades.

To achieve RESET™ Air Core & Shell certification, Central Plaza was required to consistently ensure that the air quality being delivered by the building’s mechanical systems to occupied spaces met the following criteria, measured as a daily working hour average for a 3-month period:

• Particulate Matter (PM2.5) ≤12 μg/m3 or ≥75% Reduction*

• Total Volatile Organic Compounds (TVOC) < 400ug/m3

• Carbon Dioxide (CO2) < 800ppm

* When outdoor PM2.5 is ≤ 48μg/m3, indoor levels can be no more than 12μg/m3. When outdoor PM2.5 is > 48μg/m3, the filtration systems must reduce PM2.5 by 75%.

Central Plaza began its Data Audit period on July 1st, 2018 and has since  been demonstrating exceptional air quality readings, exceeding RESET's minimum requirements. The ongoing performance is a result of the upgraded mechanical system design and new management practices informed by  real-time notifications. In terms of data connectivity, the building ensured less than 2% data loss and data threshold average during the initial 3 months under audit. In order to maintain RESET accreditation and deliver best-in-class performance, Central Plaza will continue monitoring and reporting air quality delivered to tenants on a daily basis.
